COMMISSIONS AND FEES

With our proprietary system, we are able to offer our agents 100% commission on all sales and rental transactions ALWAYS with only a $450 fee per transaction. We have a low $39 monthly fee with a $194 annual errors and omissions fee. That's it. NO HIDDEN CHARGES EVER!

Marketing Tools

Through the integration with RealSmart Broker, RealSmart Agent gives you visibility to your document review status in real-time. Simply send your transactions for broker review through the system and get automated notifications at every stage of the process.

Are There Any Production Requirements?

At HomeSmart Connect we know that every single agent has their own goals. Some agents are part-time or full-time and some agents have a license for a completely different reason. We respect your unique goals and will support all our agents equally!

Do You Have A Contact Management System?

HomeSmart’s CRM is built into our proprietary system. Your contacts can be organized and searched based on sales, interactions and more. You can import existing contacts from any old CRM. Having direct access to your contacts in the same system that houses your marketing materials is an incredible time saver.

Do you offer agent custom websites?

We offer IDX Websites free to every agent. Every HomeSmart agent can represent themselves on the internet with their own unique personal HomeSmart.

Do you offer coaching and Training?

We’re often told that we have more training than the brokerages our agents come from – we typically offer 3 onsite events monthly – along with online training, webinars and videos if you need to check something out late night.

*We also offer mentoring for new agents.

How can we afford to pay 100% commision?

Fairly simple actually – We work very hard to keep our overhead low – without compromising service to our agents. We use a specially designed  ‘proprietary’ software system that allows our agents to work from anywhere. All of your marketing – transaction management – training etc. – is all in one place - ONLINE

Do you have a support team?

We offer 4 ‘Pillars’ of support as we like to call them – each at a monitored email address. Agent Services, Bookkeeping Support, Broker Support, and Front Desk support.

How quickly do you pay commission?

We always try to pay commissions the same day they come in – deposit the title company check remotely and we can process and direct deposit your funds once complete. OR – Close with our partner SMART TITLE and collect your check at the closing table.

Do you offer leads?

HomeSmart Connect has no fee partnership with Zillow Group. We offer our agents the ability to become a Flex Broker partner. This partnership will provide our agents the opportunity to receive validated shoppers from Zillow Group sites like Zillow and Trulia.                        with us to learn more about this exclusive program. Great supplement for your existing business

Do you have support groups?

We have groups that formed from our own brokers. We have groups that meet weekly at our Arlington Heights location and an online group HOMESMART CONNECT FACEBOOK FORUM where you can ask your peers questions or even find a broker from our team to help do an open house for you, etc.

What type of facilities do you have?

We have six locations throughout the Chicago & surrounding Suburbs – each offers a FIRST CLASS presence for our agents and provides a place to work for the day – or meet a client – in style. When you join, you have 24-hour access to all six of our locations. This at no extra cost to our agents. $39.00 A MONTH.

What if I don't live near an office?

We have built a unique system of tools that allow many of our top agents to never step foot in any of our locations.  We have remote commission drop off locations, direct depositing, and a fully cloud integrated transaction system.

What time are your office hours?

Every single of our six locations are open to all our agents 24/7 /365. No questions asked.

Do You Offer Transaction Support?

Three real estate professionals monitor our broker support email 7 days a week – you will never find yourself searching for help; Bill Flemming-33 years as a managing broker, Mark Zatz-25 years as a managing broker, and a real estate attorney for those legal questions.

Who Is The Managing Broker?

Bill Flemming (a broker since 1986) is our managing broker of record for all locations. There isn’t much Bill hasn't seen. He specializes in new home development but has done condo conversions, remodels, new home builds, & distressed sales. Bill is not an easy guy to stump when it comes to a question regarding real estate practices.
 

Who Keeps The MLS

Marketing Fee?

Unlike most traditional brokerages, HomeSmart  Connect allows our agents to keep their marketing fees. Ever see the 2.5%-$350 on the MLS? With HomeSmart Connect the $350 is yours to keep. Apply that to your transaction fees or put it in your pocket.

Do you hold EM?

Yes – though we hold ONLY non-interest bearing funds – we are happy to hold earnest money regardless of which side of the transaction you are on.
